"IF" Fannie Mae and Freddie Mac no longer insure loans, the banks are going to become much stricter on thier financing qualifications.
Now is an optimum time to buy or sale. The market is influxed with distressed properties and more will be hitting the market soon which will lower your home value which may be great for buyers but not good for the seller.
Buyers may want to wait to see how much more homes will continue to decline in value and they may by a small margin: However, what mortgage rate will you be financing your home if you wait? It may not be worth the wait. Historically we have never seen a market with low values and low rates. What more could anyone ask for?
